Design-build vs. a general contractor
Most remodel stress is not tile. It is the gap between the drawing, the bid, and the house.
A common path: hire a designer, take those drawings to several general contractors, pick the low number, then discover the house and the drawings disagree. Another path: one design-build team holds planning, permitting coordination, and construction so those disagreements get solved before demolition.

What a general contractor bid usually assumes
A GC bid is often a price to build a defined set of documents. That can be the right model when:
- The drawings already match the house
- Selections are decided
- You want independent design and independent build
- You have time and a consultant to reconcile conflicts
It is a weak model when the documents are still a mood board, the structure is unknown, or three bidders are guessing at different scopes.
What design-build is for
Design-build puts investigation, design, permitting coordination, and construction in one accountable relationship. The point is not a prettier brochure. The point is that the person who will build the kitchen is in the room when the kitchen is planned.
That matters when:
- You are changing layout, structure, or systems
- The house is occupied
- Permits and inspections will shape the sequence
- You do not want a designer and a builder blaming each other

Ask either kind of firm:
- Who owns the drawings if conditions change?
- Who pulls the permit?
- What is still unknown about this house?
- What would make you decline the job?

Does design-build cost less?
Not as a promise. The value is one accountable path for planning, permits, and construction. Price still follows the property, scope, and selections.
Can I still hire a separate designer?
You can. Then you are closer to a GC model. The drawings, the house, and the builder still have to agree.
Will the first call give me a number I can compare to three bids?
Complex residential work needs the property, existing conditions, scope, and selections before a responsible recommendation.
Is this only for whole-home work?
No. Kitchens, bathrooms, additions, and ADUs all fail when design and construction are disconnected. Fit still depends on the project.
