What remodel permits can cost in Redmond

Homeowners often ask for "the permit cost" as if it were a line item a contractor invented. In Redmond, the City publishes the building permit math. A contractor bid is a different number.

This article explains how to read Redmond's published residential building permit fees. It is not an RT Signature Homes price list. It is not a quote for your kitchen, bath, or ADU.

Fees follow valuation, not a flat kitchen rate

The City of Redmond's residential building permit fees (effective February 1, 2026) are based on the valuation of the work under the building and residential codes.

From the city's published table:

  • $0 to $500: $46.89
  • $500.01 to $2,000: $46.89 for the first $500, plus $6.08 per additional $100
  • $2,000.01 to $25,000: $138.26 for the first $2,000, plus $27.90 per additional $1,000
  • $25,000.01 to $50,000: $781.12 for the first $25,000, plus $20.17 per additional $1,000
  • $50,000.01 to $100,000: $1,285.25 for the first $50,000, plus $14.01 per additional $1,000
  • $100,000.01 to $500,000: $1,984.02 for the first $100,000, plus $11.20 per additional $1,000
  • $500,000.01 to $1,000,000: $6,456.21 for the first $500,000, plus $9.49 per additional $1,000
  • $1,000,000.01 and up: $11,197.86 for the first $1,000,000, plus $7.29 per additional $1,000

Those figures are building permit fees, not the cost of the remodel. They were re-checked against the city's Residential Building Permit Fees PDF, effective 2/1/2026 and the Development Services Fees page.

What gets added on top

Redmond's development-services fee pages describe a calculation pattern you should confirm with the city for your permit type:

  1. 1. Find the building permit fee from valuation.
  2. 2. Add applicable plan-review fees. Plan review is commonly calculated as a percentage of the building permit fee. The city publishes 65% of the building permit fee as the plan-review add in its how-to-calculate notes. Fire, planning, and public works fees can also apply depending on the permit.
  3. 3. Add a 4% technology surcharge on the total permit fees.
  4. 4. Add the state building code surcharge. $6.50 is the residential figure on the city's how-to-calculate notes.

Electrical, mechanical, plumbing, and fire permits are issued separately. A kitchen that moves plumbing and electrical is not one building permit fee.

When a permit is usually in play

Kitchen and bath work that changes plumbing, electrical, or structure typically needs a residential building permit in Redmond. Like-for-like cosmetic work may not. The city decides, not a blog post.

If you live in Seattle, Bellevue, Kirkland, or another Washington city, use that city's fee schedule. This article is Redmond only. Statewide and Eastside service pages should not copy these numbers onto those cities.

Do Seattle and Bellevue use the same table?

No. Confirm the city that has jurisdiction. Redmond's schedule is an example of valuation-based fees, not a regional rate.

Can RT tell me the exact permit fee on the first call?

Not honestly. Valuation, permit type, and add-on fees have to be investigated against the property and the city's current tables.

Where do I confirm the numbers?
